Project: Fairfax Neonatal – Pediatric Lung Center

Location: 2730 Prosperity Ave., Fairfax, VA

Scope: Renovate 25,000 square feet of office/medical suite

Fairfax Neonatal was a 25,000 square foot office and medical facility build out. The scope of work required a complete demolition of all systems including HVAC and electrical. The completed facility included offices for the doctors, installation of systems furniture workstations, exam rooms, locker rooms for the staff, kitchens, and conference rooms. Custom millwork was designed for the reception area and nurse's stations. This was completed in 90 challenging days over the holiday season.


Project: Federal Energy Regulatory Commission – Client for Over 10 Years

Scope: Renovate approximately 15,000 square feet of Office Space and 12,000 square feet of Library

The project consisted of complete office renovation and library renovation in an occupied federal building while providing dust control for the construction areas and protection for existing finishes throughout the project. We converted a nine-year old building into new office suites with above standard finishes. We met demanding time line for completion.



Project: Pharmaceutical Care Management Association


Location: 601 Pennsylvania Ave., Washington, DC
Scope: Renovation of Class A Building 14,000 square feet of Office Space and 7,000 square feet of New Office Space

Complete renovation of existing, occupied office space on accelerated schedule. Added 7,000 square feet of additional office space.



Project: PS Business Parks Corridor/Modifications

Scope: Renovate 26,151 square feet of Speculative Space

Demolition of existing layout to include demised partitions, 15,000 square feet of raised flooring, bulkheads, fire alarm system, security systems and general demo. The build back was to create a new corridor, convert the rear entrance to a main entrance, electrostatic painting of existing rear entrance, paint, carpet, lower electrical devices at the raised floor system, create a neutral space for potential clients. The project had a tight timeline with many finish changes for carpet, paint and wall covering selections; we met the deadline set forth from PS Business Parks. We assisted in setting up for the 65 person Broker Party that was held to showcase the space in efforts to lease it out.



Project: Laboratory Corporation of America

Location: 13900 Park Center Rd., Herndon, Virginia

Scope: Renovation of 20,000 square feet of Occupied Lab Facilities

This “Phased” Renovation project included complete remodeling of existing reception area, office space, history lab, cyto lab and grossing area while client continued day-to-day operations. Six restrooms were brought up to ADA requirements; and new office suites were added.


Project: Lynx Investments

Location: 1100 Connecticut Ave. NW, Washington, DC Suite 300

Scope: Renovate approximately 5,000 square feet High End Investment Firm

Total demolition of existing space. New, fully sprinklerd suite offices with cherry workstations, ˝” glass transaction ledge and cherry sidelights. Herculite double doors, sidelights, cherry reception desk and security key pad. Accent drywall soffits below a new fine line grid system.



Project: SOC Bays 1, 2 & 3

Location: 13888 Redskin Drive, Herndon, VA

Scope: Renovate approximately 30,000 square feet of Industrial Warehouse

Demolition of existing mezzanine office walls, lighting, electric and sprinkler lines. Extensive plumbing revisions, which required new ground work rough-in. Installation of a new sprinkler system capable of handling high density storage racks. New high bay lighting and installation of three 10-ton roof top units with associated duct work.



Project: Federal Express

Location: Fleet Industrial Park Units 6602, 6626, 6628 & 6630 Scope: Renovate approximately 40,000 square feet of Industrial Warehouse

Demolition of 650 linear feet of 24’ high 8” demised block partitions and several bathrooms. Created new bay doors, re-tooth brick / block with dock bumpers and roll-up doors.



Project: National Rifle Association

Location: 410 1st Street, Washington, DC 2nd Floor

Subdivide various offices and perform an ADA code analysis on egress and bathroom reconfiguration. Provided / installed new lighting, electrical outlets and modified existing millwork. Re-carpeted, removed wall covering and painted the entire suite while occupied.



Project: The Child & Family Counseling Group, P.L.C.

Location: 3959 Pender Drive, Fairfax, Virginia, Suite 320

Scope: Renovate approximately 6,000 square feet of Office Space

Expand an existing space from 2,500 square feet to 6,000 square feet. The project required special care in scheduling because the extensive reconstruction and expansion had to be completed while CFCG continued their 6 day per week counseling practice. The project had fire rated corridors created throughout to include the occupied area. We created little disruption to the practice and completed the project two weeks ahead of schedule. The early completion of the project allowed CFCG to drop the current off campus quarterly lease ahead of time which saved CFCG 3 months of lease expenditures.



Project: National Rifle Association

Scope: Interior Renovations

Renovated an existing theater, located in the museum, with display cabinets for various weaponry. The work included extensive demolition that needed to be done in conjunction with security contactors and electricians. This project was a design / build, in which we were directed to give the space a rich, substantial look, while not detracting from the objects that were on display. This was achieved by introducing a raised cherry paneling complemented with an inset ogee molding throughout the room. 4’x 7’ pairs of ˝” herculite doors were used to enclose the cabinets around the perimeter of the room.

At the apex of the room we integrated a flat screen T.V. into a cabinet that is seamless transition from the raised paneling with flush touch latch doors. This job required extensive coordination with the audio visual contractor and lighting consultant.



Project: 1950 Roland Clark

Location: Reston, Virginia

Reconfigure egress points to the suite and convert a former pantry into a work room. Paint and carpet the entire suite and modify the sprinkler as needed.



Project: Sedna Digital Solutions

Location: 3959 Pender Drive, Fairfax, Virginia

Scope: Renovate approximately 5,000 square feet of Existing Space

This project included minor demo, minor wall construction, heavy mechanical, electrical, and fire alarm upgrades. The time table was short in duration and the Fairfax County Fire Marshal inspections made it a challenge. We were able to meet the client’s schedule and expectations as set forth during the beginning of the project. We were recommended by PS Business Parks to perform the build out; Sedna agreed to let us bid against others and awarded the project to us based on the recommendation. Sedna was very happy with the space and time table and has recommended us to their CBRE contact.



Project: PS Business Parks Future Tenant Suites 240-260-280

Location: 14150 Parkeast Circle, Chantilly, Virginia

Scope: Renovate approximately 9,000 square feet of Existing Space

This project was set up into three smaller suite projects in an effort to obtain future tenants within the building. The scope of work included heavy demo, new partitions, all new finishes, new kitchenettes within the suites and ADA bathroom upgrades to one bathroom, upgrade all finishes within each bathroom throughout the building, painting all stairways, and fire alarm system upgrades.



Project: UPS

Location: Fleet Industrial Park, Springfield, VA
Scope: New 2,5000 square feet of Interior Space

Construction of office space and restrooms for their new distribution center, included new HVAC roof top unit, all sprinklered spaces and ADA restroom facilities. All completed on an accelerated schedule.
